Here are the months of inventory by price point for the Denver MLS area.   There is some positive news here:

  • The sweet spot is intensifying at the median price point ($200k to $300k), showing 4.9 months of inventory
  • Price points below it are moving as well, showing that the "move up" phenomenon is apparently underway as we enter Denver's moving season (April - September).
  • In all price points, current activity exceeds the trailing 12 month avearage, meaning we are firming up in our market.
